Sag in Roof

Most new homes have shingled roofs.  Typically builders grade shingles will only last about 15 years.

Traditional composition shingles such as the standard 3-tab shingles have a single layer of fibreglass mat dipped in asphalt and coated with granules. The laminate shingles have two (some have more) layers of shingle material, with the outer surface layer having large cut-outs or spaces between the tabs. This gives the shingles a deeper 3-D look.

The net effect is that these shingles are heavier and thicker than traditional shingles and generally have longer service life ratings . . . typically 25 years or longer.

As part of the Standards of Practise, the method of the roof inspection will be discussed and recorded so the client will understand the limitations and safety precautions of a roof inspection. Not all roof are accessible in a safe manner given the weather and the slope of the roof. A roof’s age and the remaninig life expectancy could be the hardest items to determine because of the various materials, age limitations within the materials and really without an installation receipt or proof of purchase, not being able to confirm exactly what year the roofing material was installed.
